The price of agricultural land in Dalmatia is increasingly difficult to explain solely by the number of square metres. The same category of property on paper can conceal vastly different values, depending on what is actually on the land and its condition.
An overgrown plot, a well-maintained olive grove, and a vineyard in full production, for example, can have completely different prices, despite all being classified as agricultural land. While one buyer is looking for land area alone, another is paying for the labour invested, the established plantations, and the condition in which they are maintained.
The range is wide. The price of agricultural land in Dalmacia ranges from a few cents per square metre, indicating that some plots have only a symbolic market value. On the other hand, certain plantations are worth significantly more than the mere area of land on which they sit.
As an illustration of this range, one olive grove or vineyard in Dalmatia is listed for €300,000. This difference from plots sold for a few cents per square metre shows that the value of agricultural land cannot be reduced to a single price per square metre.
For buyers and sellers, this means that when assessing value, one must look at the condition of the land, not just its area. Investment in plantations, their age and productivity, and the level of development can fundamentally alter the value, even when dealing with the same type of property.
