Property prices in Croatia are showing a marked rise, with the average price of a flat in 2025 reaching 2,827 euros per square metre. Compared to 2010, when the average price was 1,556 euros per square metre, the value of flats has risen by 81.6 per cent. This trend of continuous price increases reflects changes in the property market over the past 15 years.
Although construction costs have also risen by 76 per cent, the difference in the rate of growth between the price of a flat and construction costs remains significant. In 2010, construction costs were 944 euros per square metre, while in 2022 they rose to 1,355 euros. The latest data from last year shows that construction costs have reached 1,536 euros per square metre, which is still below the growth rate of the property value itself.
The rise in house prices over the past five years has been particularly pronounced. In the period from 2021 to last year, the average price of a flat rose by 50 per cent, which corresponds to an increase of 1,000 euros per square metre. This rate of growth highlights the growing gap between construction costs and the final market value of properties.
The financial burden on house buyers has increased significantly. The average buyer of a 60-sq-m flat now pays around 59,000 euros more compared to a few years ago. This figure indicates the growing challenges for house buyers in the Croatian property market, where prices are rising faster than overall construction costs.
