The municipality of Preko has published a public call for landowners to express interest in the removal of tourist zones within its territory. The call is addressed to owners and co-owners of real estate within designated building areas for hospitality and tourism purposes for which an urban development plan (UPU) has not been adopted.
These are areas designated for tourism purposes through spatial planning, but for which an urban development plan—a document enabling specific construction implementation—has never been drawn up. Consequently, owners and co-owners of properties in these areas remain in legal uncertainty, as their ability to dispose of the land is restricted without a clear framework for development.
The collected applications will serve as the basis for an initiative directed at the Zadar County. The municipality of Preko intends to request that the removal of these zones be considered during the process of amending and supplementing the Spatial Plan of Zadar County. According to the proposal, this would allow the relevant land to be excluded from tourism designation and returned to a regime that reflects the actual situation on the ground.
Applications must be submitted by 4 February 2027. The text of the public call and the application form are available for download below, facilitating the application process and the submission of necessary data for owners.
By publishing the call, the municipality of Preko is initiating a process in which the actual interest of owners will first be established, before official communication with the County begins. The outcome will depend on the number and content of the applications received, as well as the decision of the county bodies competent for spatial planning.
